Built for tenants — not landlords

Your rental. Your record.

Your landlord keeps records. Now you can too.

Document your rental from move-in to move-out, keep important events organized, and decide exactly what you share.

Your original records remain private unless you deliberately share them.

Your rental history should not live in your camera roll, inbox, and memory.

A wall-damage charge

The move-in and move-out photos of that wall live in different places in your camera roll — hard to line up when it matters.

A repair request

The message you sent, the landlord's reply, your photos and the follow-ups are spread across texts, email and memory.

A deduction letter

The charges you were sent changed between versions — and the earlier one is buried in your inbox.

One record across the whole tenancy

Not every tenancy ends in a dispute — but every tenancy is worth documenting.

Move in

A guided, room-by-room photo walkthrough builds a timestamped baseline of how the place looked on day one.

During the tenancy

Keep repairs, messages, rent records, meter readings and condition snapshots together as the tenancy goes on.

Move out

Document the final condition, compare it to move-in, and record keys and meters as you hand back the place.

Prepare a response when needed

If something needs a reply, organize the relevant records and draft from what you actually documented.

Document what happened

Capture rooms with the active property always in view, guided shot lists, and gentle prompts when a photo could be stronger.

Build one rental record

Everything you document lands in a single chronological record — sealed states and dates shown plainly.

Prepare when something needs a response

Map a landlord's charges to the exhibits you documented. TenantSeal preserves the text — it does not decide whether a charge is fair or valid.

Per-image share choice

OriginalShared as captured
Redacted copySeparate derivative
ExcludedNot shared

A redacted copy is a new file. Your original photo and its fingerprint are never changed.

Share only what you choose

For each image in a shared report you decide: share the original, share a redacted copy, or leave it out entirely. Nothing is shared until you choose to share it.

See what was captured — and whether the stored artifact still matches.

When you lock your documentation, TenantSeal records a SHA-256 fingerprint of each stored file. Anyone you share with can check that fingerprint against the stored record to confirm the bytes haven't changed since it was sealed — without seeing your photos, address, or identity.

A fingerprint shows whether a stored file changed after upload. It does not verify what happened before the file reached TenantSeal.

TenantSeal does not pretend to know what it cannot verify.

  • AI suggestions are drafts you confirm — nothing is treated as your statement until you say so.
  • Imported material stays labeled as imported.
  • Recipient responses stay labeled as theirs.
  • Statements without a confirmed source can't enter a final export.
  • Nothing sends automatically — you choose when and what to share.

TenantSeal helps organize and present a rental record. It does not decide fault, fairness, legal rights, or likely outcomes.

Your rental record should not be trapped inside an app.

Evidence Takeout

Download a ZIP of one property — or your whole account — with the original stored files and a plain-language manifest of what's included.

Exact share selection

Choose Original, a Redacted copy, or Exclude for every image in a shared report.

Originals stay untouched

Redacted copies are separate derivatives — your original files and their fingerprints are never modified.

Public fingerprint verification

A recipient can confirm a sealed record's fingerprint without creating an account. Your underlying evidence stays accessible to you.
